The most common question I am getting at the moment is: "Is this a good time to buy a house?"
Whilst the customers asking me this are all different, the answer is initially YES.
I believe we are in one of the best places in the world so why wouldn't you buy here. This combined with good house prices and interest rates being at record lows, create opportunities that haven't been around over the last few years.
We are somewhat sheltered from our big city cousins and are not experiencing the crazy sale prices and plummeting values being seen in some areas.
Quality properties, both owner occupied and as investment options, will continue to be in demand due to the increasing desire to live in Central Otago and the desire to own our own homes.
Since the start of 2009, I have been invloved in more "first home buyer" loans than in all of 2008 which is mainly due to houses being more affordable and is great news for the Central Otago population and workforce.
When you hear you must have a 20% deposit, don't be deterred! The job I do is about providing options - did you know as a 1st home buyer you do not need to have a 20% deposit, as I have access to lenders who can provide mortgage financewith much less depsoit than this. There is still the ability to get into a home with no deposit however conditions apply.
Borrowing $200,000 over 30 years at the current 2 year fixed rate of 6.35% would cost $287 per week - not a lot different to rent!!
